Asbestos Surveys

Professional Asbestos Surveys for Supported Housing Providers.

Whether you’re onboarding a new property, planning refurbishment works or managing an existing portfolio, our clear, practical asbestos surveys help you understand the risks, protect residents, and meet your legal responsibilities.

What is an Asbestos Survey

An Asbestos Survey is an inspection that identifies whether asbestos-containing materials (ACMs) are present in your supported housing properties, where they’re located, their condition, and whether they need to be managed or removed safely.

We carry out both Management Surveys for occupied buildings and Refurbishment/Demolition Surveys before planned works, providing a clear report and asbestos register to help you protect residents and staff, keep contractors informed, and meet your legal responsibilities.

Why Asbestos Surveys Matter

Asbestos surveys help supported housing providers understand whether asbestos-containing materials (ACMs) are present, where they’re located, and whether they’re likely to be disturbed during day-to-day management, maintenance, or refurbishment works.

Under the Control of Asbestos Regulations 2012, those responsible for managing non-domestic premises have a legal duty to identify and manage asbestos risks. For supported housing providers, having accurate asbestos information helps you plan works safely, protect residents, contractors, and staff, and ensure asbestos-containing materials are managed appropriately.

Relevant Standards & Legislation

Supported housing providers, care home managers, housing associations, landlords, and other duty holders responsible for properties built before 2000 have legal responsibilities for managing asbestos where it is present. Our asbestos surveys are completed in accordance with the following legislation and HSE guidance:

Frequently Asked Questions

Is an Asbestos Survey a legal requirement for supported housing providers?

An Asbestos Survey may be a legal requirement depending on your building and the work being carried out. Under the Control of Asbestos Regulations 2012, those responsible for non-domestic premises have a legal duty to identify and manage asbestos-containing materials.

For supported housing providers, an appropriate Asbestos Survey helps ensure asbestos risks are understood, managed safely and documented as part of your wider compliance responsibilities.

A Management Survey is designed for buildings that are occupied and in normal use. It identifies asbestos-containing materials that could be disturbed during routine occupation or maintenance, helping duty holders manage asbestos safely.

A Refurbishment & Demolition Survey is required before refurbishment or demolition work begins. This survey is more intrusive and aims to locate asbestos-containing materials that could be disturbed during the planned works, allowing them to be managed safely before work starts.

Yes, in most cases. Before refurbishment work takes place, a Refurbishment & Demolition Survey should be completed to identify any asbestos-containing materials that may be disturbed during the project.

Carrying out the correct survey before work begins helps protect everyone involved, supports legal compliance and reduces the risk of unexpected delays once works are underway.

Finding asbestos doesn’t necessarily mean it must be removed immediately. In many cases, asbestos-containing materials that are in good condition and unlikely to be disturbed can be safely managed in place.

Your survey report will explain where asbestos has been identified, assess its condition and provide practical recommendations for managing or removing it where appropriate.

Yes. The presence of asbestos doesn’t automatically mean a property is unsafe or needs to be vacated. If asbestos-containing materials are in good condition and are unlikely to be disturbed, they can often be safely managed in place.

The purpose of an asbestos survey is to identify where asbestos is present, assess its condition, and recommend how it should be managed. If damaged asbestos or higher-risk materials are identified, remedial work or specialist removal may be recommended to reduce the risk of fibre release.

For your supported housing, having an up-to-date asbestos survey and asbestos register helps ensure maintenance work can be planned safely while continuing to protect your residents, staff, contractors, and anyone using the building.

An Asbestos Survey doesn’t usually need to be repeated on a fixed timescale. However, asbestos information should be reviewed regularly to ensure it remains accurate and reflects the current condition of the building.

A new survey may also be required before refurbishment or demolition works, following significant alterations or if existing asbestos information is no longer considered reliable.

Yes. Many of our clients manage multiple supported housing schemes across different locations.

Whether you’re onboarding new services, planning refurbishment programmes or reviewing existing asbestos information, we can coordinate Asbestos Surveys across your organisation, helping you maintain consistent compliance records and simplify compliance management across your portfolio.

Yes, you may need both. Asbestos and fire safety are separate areas of compliance, so having an Asbestos Survey doesn’t replace your responsibilities for fire safety. For supported housing, it’s important to consider the building, how it’s used and the people who may be at risk when deciding what type of Fire Risk Assessment is appropriate.

We regularly help supported housing providers manage both as part of their wider compliance requirements.

Find out more about our Fire Risk Assessments.

Potentially, yes. Supported housing properties can have water systems that require careful management, particularly where there are infrequently used outlets, stored hot water or residents who may be more vulnerable to the effects of Legionnaires’ disease. A Legionella Risk Assessment helps identify the risks and the control measures needed.
