What is a Gas Safety Check

A Gas Safety Check is an inspection carried out by a Gas Safe registered engineer to check that gas appliances, fittings and flues are safe to use.

For landlords and supported housing providers covered by the Gas Safety (Installation and Use) Regulations 1998, an annual gas safety check is required for each relevant gas appliance and flue provided for tenants’ use.

A Gas Safety Check can include checks of:

• Gas appliances

• Gas fittings and installation pipework

• Flues

• Ventilation and combustion

• Safety devices

• Signs of unsafe operation or defects

The engineer records the results and identifies any defects or further action required in the Gas Safety Record.

Reminder: a Gas Safety Check is not the same as a gas service. The safety check assesses whether relevant appliances, fittings and flues are safe to use, while servicing involves maintenance carried out in accordance with the manufacturer’s instructions or as advised by a competent Gas Safe registered engineer.

How often does a gas safety check need to be carried out?

Where the landlord duties under the Gas Safety (Installation and Use) Regulations 1998 apply, a gas safety check must be carried out every 12 months on each relevant gas appliance and flue provided for tenants’ use.

The check can be carried out up to two months before the due date without changing the original annual deadline.

Where a fire alarm system is provided as part of the fire safety arrangements for a supported housing property, it needs to be appropriately maintained.

The Regulatory Reform (Fire Safety) Order 2005 requires relevant fire safety measures to be maintained in an efficient state, in efficient working order and in good repair.

The specific servicing and maintenance arrangements will depend on the property, its fire safety arrangements and the type of fire alarm system installed.

No. A Gas Safety Check and gas service are different.

A gas safety check assesses whether relevant gas appliances, fittings and flues are safe to use. Servicing is maintenance carried out in accordance with the manufacturer’s instructions or as advised by a competent Gas Safe registered engineer.

An annual gas service is not automatically the same legal requirement as the annual gas safety check. HSE recommends that gas appliances are serviced in accordance with the manufacturer’s instructions and, where these are unavailable, recommends annual servicing unless a Gas Safe registered engineer advises otherwise.

Any safety defect identified during the check should be appropriately addressed by a competent Gas Safe registered engineer.

If an appliance or installation is considered unsafe, it should not be used until the appropriate action has been taken. The Gas Safety Record should still be completed and issued even where defects are identified.

Yes, you may need both. Gas safety and fire safety are closely connected, but they address different risks.

Having an EPC does not replace your gas safety responsibilities where the Gas Safety (Installation and Use) Regulations apply.
